When should you insist on a sewer inspection?

Before you sign on the dotted line, make sure to request a sewer and drain video inspection. Most home inspections don’t check sewer lines (or septic lines and tanks). When the house is 20+ years old.

Homes built prior to city sewer construction – in some cases cesspools may be present and still connected to present sewer lines. Homes built prior to the 1940s often relied on front- or back-yard septic/cesspool collection.

If the home was built in post-1940 through the 1950s, sewer lines were often constructed with Orangeburg pipes (tar paper construction – or wood fibers bound with adhesives and coated with tar). Homes built prior to the 1960s used a different type of sewer line which may not hold up to today's residential or business code standards.

If trees surround the property regardless of age of house (tree roots are the main culprit of damaged sewer lines).

If you live in a home that is over 20 years old or even older, it's always a good idea to schedule a sewer and drain video inspection to make sure the tree roots, shrubs, or age have not impacted or infiltrated your sewer lines.

We've seen even the tiniest roots make their way into the smallest imperfections or cracks in a sewer line and expand. When those roots grow large enough, they can break the sewer pipes, leading to extensive excavation.
